Leasing Criteria
In order to reside in our rentals, we require each applicant and each adult occupant to meet certain rental criteria. Before you complete a Rental Application. we encourage you to review these requirements to determine if you are eligible.
ALL APPLICANTS AND EACH ADULT OCCUPANT MUST COMPLETE A SEPERATE RENTAL APPLICATION. MARRIED COUPLES MAY SUBMIT A SINGLE APPLICATION. ALL APPLICANTS MUST BE 18 OR OLDER.
- INCOME- VERIFICATION CAN INCLUDE TWO CONSECUTIVE PAY STUBS, WRITTEN VERIFICATION FROM INCOME SOURCES. MONTHLY COMBINED INCOME FOR ALL APPLICANTS MUST BE AT LEAST 2 AND ONE HALF TIMES THE MONTHLY RENT. IF APPLICANTS DO NOT MEET THE CRITERIA, APPROVAL MAY BE GRANTED WITH ONE OR BOTH OF THE FOLLOWING CONDITIONS:
- AN ADDITIONAL SECURITY DEPOSIT
- AN APPROVED CO-SIGNER
- RENTAL HISTORY- APPLICANT MUST HAVE A MINIMUM OF SIX MONTH’S SATISFACTORY RENTAL HISTORY OR PROOF OF HOME OWNERSHIP. SATISFACTORY HISTORY IS DEFINED AS, NOT MORE THAN TWO LATE PAYMENTS, NO MORE THAN ONE NSF CHECK, THE RESIDENT GAVE ADEQUATE NOTICE TO VACATE, AND THERE ARE NO OUTSTANDING FINANCIAL OBLIGATIONS TO THE LANDLORD. IF APPLICANTS DO NOT MEET THIS CRITERIA, APPROVAL MAY BE GRANTED WITH ONE OR BOTH OF THE FOLLOWING CONDITIONS:
- AN APPROVED CO-SIGNER
- AN ADDITIONAL SECURITY DEPOSIT
- IF YOU ARE A FIRST TIME RENTER, YOU MAY BE REQUIRED TO PAY AN ADDITIONAL DEPOSIT OR UTILIZE A CO-SIGNER.
- CREDIT HISTORY-APPLICANT MUST HAVE ACCEPTABLE CREDIT HISTORY WITHIN THE LAST 24 MONTHS (ACCEPTABLE CREDIT HISTORY IS CONSIDERED TO REFLECT AT LEAST 50% GOOD CREDIT). IF APPLICANTS DO NOT MEET THIS CRITERIA, APPROVAL MAY BE GRANTED WITH ONE OR BOTH OF THE FOLLOWING CONDITIONS:
- AN APPROVED CO-SIGNER
- AN ADDITIONAL SECURITY DEPOSIT
- APPLICANTS WITH NO CREDIT HISTORY MAY BE REQUIRED TO PAY AN ADDITIONAL DEPOSIT OR UTILIZE A CO-SIGNER.
- OCCUPANCY GUIDELINES- ALL RESIDENTS AND ALL OCCUPANTS MUST BE LISTED ON THE LEASE AGREEMENT.

- CRIMINAL HISTORY-ALL OCCUPANTS OVER THE AGE OF 18 WILL BE CHECKED FOR CIMINAL HISTORY. THE HISTORY MUST REFLECT NO VIOLENT FELONY CONVICTIONS, AND NO FELONY CONVICTIONS OF ANY KIND WITHIN THE LAST 7 YEARS. ANY DRUG OFFENSE OF ANY NATURE, CRIMES AGAINST PERSON’S OR ARSON IS AN AUTOMATIC DENIAL OF THE APPLICATION.
- PLEASE REMEMBER THAT THIS REQUIREMENT DOES NOT CONSTITUTE A GUARANTEE OR REPRESENTATION THAT RESIDENTS OR OCCUPANTS CURRENTLY RESIDING IN OUR COMMUNITY HAVE NOT BEEN CONVICTED OF A FELONY OR ARE SUBJECT TO DEFERRED ADJUDICATION FOR A FELONY. THERE MAY BE RESIDENTS OR OCCUPANTS THAT HAVE RESIDED IN OUR COMMUNITY PRIOR TO THIS REQUIREMENT GOING INTO EFFECT. ADDITIONALLY OUR ABILITY TO VERIFY THIS INFORMATION IS LIMITED TO THE INFORMATION MADE AVAILABLE TO US BY THE RESIDENT CREDIT SERVICES USED.
HERE A FEW IMPORTANT NOTES:
- PEST CONTROL IS NOT PROVIDED, UNLESS OTHERWISE STATED.
- ALL LEASES ARE CONTINGENT UPON APPLICATION VERIFICATION AND APPROVAL
- RENT IS DUE ON THE FIRST AND LATE AFTER THE FIFTH OF EACH MONTH, LATE FEES WILL BE ASSESSED.WE WILL NOT HOLD CHECKS FOR PROCESSING AT A LATER DATE NOR DO WE TAKE POSTDATED CHECKS.
- ABSOLUTELY NO CARS OR BOATS PARKED ON LAWN. ONLY IN AUTHORIZED AREAS.
- NO FOIL CAN BE PLACED ON WINDOWS AT ANY TIME.
- NO WATER FURNITURE IS ALLOWED WITHOUT WATER FURNITURE INSURANCE.
- BAR-B-QUE GRILLS MAY NOT BE USED WITHIN 10 FEET OF BUILDING AND CANNOT BLOCK ENTRYWAYS.
- WHEN LEASING SEASON APPROACHES (APRIL, MAY, JUNE, JULY AND AUGUST), WE WILL BE USING YOUR UNIT TO SHOW POTENTIAL RESIDENTS. WE WILL TRY TO GIVE YOU AS MUCH NOTICE AS POSSIBLE, STRIVING FOR THE DAY PRIOR TO THE APPOINTMENT. OTHERWISE WE WILL CALL BEFORE WE COME AND LEAVE OUR CARD SO THAT YOU8 ARE AWARE OF OUR PRESENCE. PLEASE EXPECT OUR AGENTS TO SHOW YOUR UNIT EVERY DAY.
- NO CASH IS ACCEPTED. “ONLY”ONE PERSONAL CHECK PER UNIT WILL BE ACCEPTED. THE ADDRESS AND UNIT NUMBER MUST ACCOMPANY PAYMENT. CHECKS WHICH HAVE NO ADDRESS ON THEM ARE SUBJECT TO LATE CHARGES AS IF THE RENT HAD NOT BEEN PAID.
- NSF: AFTER ONE PERSONAL CHECK IS RETURNED FOR INSUFFICIENT FUNDS, NO FURTHER PERSONAL CHECKS WILL BE ACCEPTED FROM THAT RESIDENT. YOU MUST USE CASHIER’S CHECK OR MONEY ORDER.
- SUBLEASING: SUBLEASING MAY ONLY BE DONE WITH THE MANAGEMENT’S WRITTEN PERMISSION. THE SUBLEASING FEE OF $200.00 MUST BE PAID AT THE TIME THE NEW LEASE IS WRITTEN.
- NO PETS, ANIMALS OR REPTILES OF ANY KIND WITHOUT WRITTEN APPROVAL FROM MANAGEMENT.
- A WALK-THROUGH INSPECTION WILL BE PERFORMED BETWEEN 7:00AM AND 7:00PM THE FIRST BUSINESS DAY AFTER THE EXPIRATION DATE OF YOUR LEASE AGREEMENT. YOU UNDERSTAND THAT YOU MAY BE PRESENT FOR THIS INSPECTION.
FALSE INFORMATION-ANY FALSIFICATION OF INFORMATION ON THE APPLICATION WILL AUTOMATICALLY DISQUALIFY THE APPLICATION AND ALL DEPOSIT MONIES WILL BE FORFEITED.
CANCELLATION OF APPLICATION-IF THE APPLICANT FINDS IT NECESSARY TO CANCEL A MOVE-IN BEFORE THEY HAVE BEEN APPROVED, THE APPLICATION DEPOSIT WILL BE REFUNDED. IF THE APPLICANT FINDS IT NECESSARY TO CANCEL A MOVE-IN AFTER THEY HAVE BEEN APPROVED, OR APPROVED WITH CONDITIONS, THE APPLICATION DEPOSIT WILL NOT BE REFUNDED. THE APPLICATION DEPOSIT WILL BE REFUNDED IF YOUR RENTAL APPLICATION IS REJECTED. THE APPLICATION FEE WILL NOT BE REFUNDED UNDER ANY CIRCUMSTANCES.
NON-CITIZENS-ALL APPLICANTS THAT ARE NOT CURRENT US CITIZENS ARE REQUIRED TO COMPLETE A ‘SUPPLEMENTAL RENTAL APPLICATION FOR NON-US CITIZENS’, AND PROVIDE THE APPROPRIATE USC IS DOCUMENTS LISTED THEREIN. THE LEASE TERM SHALL NOT EXTEND BEYOND THE DATE OF THE EXPIRATION ON THE DOCUMENT PROVIDED. A SECURITY DEPOSIT EQUAL TO A MINIMUM OF ONE MONTH’S RENT WILL BE REQUIRED.
CO-SIGNER QUALIFICATIONS-IF YOU REQUIRE A CO-SIGNER, THEY MUST QUALIFY. TO QUALIFY, THEY MUST HAVE INCOME OF AT LEAST FIVE TIMES THE MONTHLY RENT, AND HAVE PREFERRED CREDIT HISTORY, WHICH IS CONSIDERED TO RELFLECT AT LEAST 75% GOOD CREDIT.
