We offer full property management services!
MARKETING
We present your property to the widest market possible in AGGIELAND. We advertise in American Classified, Student life magazine (which reaches 47,000 students a year), Yellow Pages, and MRL. We utilize property signage, work with other local realtors, and locator companies in the area. Should your property become vacant, we tailor our advertising to your home and needs.
SCREENING
Our screening process is second to none. We thoroughly screen our applicants with regards to their ability to pay, rental history, employment, credit, and criminal background. Each applicant or occupant 18 and over must complete an application. This includes dependants 18 and over.
LEASING
As a member of the B/CS Texas Apartment Association we use their forms. These forms provide you with the maximum protection if and when a dispute may arise.
Tenants are required to complete a move in/move out inspection. These inspections insure that proper deductions are made from their security deposit for damage that is above normal wear and tear. To insure proper care of the property, periodic walkthroughs for both exterior and interior inspections are performed.
Security deposits vary depending on property. Additional deposits may be required for pet friendly properties. If you desire, we can have a NO PET policy and or set specific restrictions/limits.
Rent is due on the 1st however, is not considered late until the 5th of the month with consideration of a resident making prior payment arrangements, eviction proceedings begin no later than the 10th of the month.
MAINTENANCE
When your property requires maintenance, we use independent contractors that are checked out thoroughly as we do our residents. Over time we have found some of the best contractors in their fields. Most of the contractors have provided service to us for at least 5 years.
ACCOUNTING
You will receive monthly statements. At year end, you will receive your monthly statement with your 1099.
OTHER
In addition to your normal fire and extended coverage, we ask that you maintain a general liability policy with a minimum coverage of $100,000.00.
