EVICTION PROCESS

Although it is something no one likes to do, we do have to occasionally file an eviction. Below we have included our procedures for eviction, and hope that it helps you understand the process with a little more ease.

When rent is not collected, we begin to contact the resident by phone, in attempt to collect the rent.
If rent is not collected, but the resident calls we attempt to "work with them" with your approval, so you do not have a vacant unit.
If all attempts are dimissed by the resident then by the 15th we begin printing 3-day NOTICE TO VACATES
By the 16th of the month, we drive from unit to unit on all the homes of uncollected rent and post 3-day vacate notices on the door or in the hand of the residents. We place a copy of the original 3-day vacate in the folder of the resident, for future references.
On the 17th we contact the courts and determine the jurisdiction, of where the home(s) are located, and get forms, documents and papers filled in with accuracy. The we drive to all the different courts, and file the eviction(s).
Once the eviction is filed the courts give us a reciept with a date and time on it, that tells us when to report to court, and what to bring with us.

Sometimes the eviction process runs smoothly and quickly, and sometimes it can be a little more drawn out considering the circumstances. It also varies with each jurisdiction of what paper work we need to bring with us to file, and to appear in court with. We strive to try and keep a resident in their home, so they don't have to relocate, and so you do not have a vacant unit. Eviction, is our last resort, in the rent collecting process.
